Leasing Services
Laing + Simmons Property Management has built a strong reputation over recent years of being able to secure excellent tenants for our clients’ properties. This will ensure the security and control of inspections, it also allows us to familiarize ourselves with prospective tenants and judge if they will be a suitable tenant. If the prospective tenant is interested in leasing your property, they are requested to complete a detailed Tenancy Application Form and leave a deposit equal to one weeks rent.
Tenant selection
All prospective tenants undergo a thorough four stage checking process and then they are submitted to you for your final approval. These include:
- Current rented premises and managing agent
- Previous rented premises and managing agent
- Current employment to determine stability of income
- National database of tenants. Tenant Reference Australia provides excellent information on “problem tenants” as well as good tenants.
Management Services
Financial- -Collection of all rents, water usage charges, bonds, payment of all bills ( rates, taxes, etc as instructed by you) Accounting net income to yourself (in Australia & overseas) by way of electronics transfer allowing access to funds within 24 hours
Residential Tenancies Act- This Act must be adhered to by all parties correctly or fines are imposed. Should any tenancy problems or difficulties arise, we have a sound knowledge of the current Act and the procedures of the Consumer, Trader & Tenancy Tribunal, at which we will represent you.
Insurance- We invite you to take advantage of Landlord Protection Insurance. More information can be obtained by contacting our office.
Interim Inspections- We appreciate your concern for the welfare of your property. This is why we place such emphasis on obtaining a suitable tenant initially. We inspect your property eight weeks into the tenancy and every six months after with a concise report compiled and the results sent to you.
Repairs- All properties are subject to wear and tear and occasionally you will find that the property needs repairs carried out. We always contact our landlords when there is a repair to obtain approval to send one of our tradespeople out to the property. Our tradespeople are reliable and competitive with their prices. All trades people hold current licenses and have insurance for your protection.
Your Tenant Vacating- When your tenant decides on vacating the property and supplies us with a notice of intention to vacate, we will advise you in writing and provide an indication of the rent at which we recommend the property be re-let. Our office will automatically conduct a final inspection of the property checking the condition set down in the report when the tenant first entered the property apart from wear & tear. The tenant must make well any variation between the 2 reports, also you will have the final say before any bond monies are released.
Leases- Ensuring all leases are kept up to date.
Rental Increases-Landlords may increase rent at the end of each lease or every six month, providing sixty days written notice is given to the tenant and that the rent increase reflects the market conditions at the time. In recent times the rental market has been very strong. Laing + Simmons Property Management have been achieving record rentals for our landlords during our monthly rental review procedures.
Communications & Negotiations- To attend to all discussions, negotiations and correspondence with tenants, tradespeople, reference checks and regulatory authorities.
